Does Your Homeowners Insurance Cover Your Roof?

The state of Maryland’s nickname is “America In Miniature” because you can find just about any natural feature here besides the desert. In the winter, we have heavy snow and ice storms. Once they subside, our spring comes and brings rain showers along with it. After the storms of late summer roll through, we’re right back to wind and snow! That means our roofs go through a lot of wear and tear year after year. Are our roofs covered under our homeowner’s insurance?

When am I Covered?

Luckily, most homeowner’s insurance policies cover reasonable perils when it comes to roof damage. If your roof is damaged due to a fire, strong winds or hail, your insurance company should step in to help cover the damages. If your roof damage causes damage to other items in your home, your insurance can help there as well. 

Of course, you should keep in mind that you will have to pay your standard deductible rate before the damaged roof is repaired. Your coverage limits will also apply here, so be sure that your coverage amounts fully meet your needs if your home endures sudden damage.

When am I Not Covered?

Homeowner’s insurance typically does not cover roof damage resulting from wear and tear or a lack of maintenance. Additionally, damage incurred to a roof that is already past its estimated lifespan will not be covered. In order to avoid any surprises here, it is in your best interest to conduct regular roof inspections. The last thing you’d want is for your roof to leak, only to discover that the damages won’t be covered due to a lack of maintenance. 

Speaking of roof maintenance, there are a few easy tasks you can complete throughout the year to greatly reduce your chances of running into roof issues down the road. Make sure your roof and gutters are clear of all debris and not housing any water. Are there trees dangling directly over your property? At the very minimum, you’ll want to cut them back to reduce the chances of a limb shaking loose and starting its descent directly toward your home.
